Thinking of Building A House - Bring Your Own Realtor!

Home buyers who decide they would rather build their own home versus buying a resale home (already built) often make the mistake of working with the Builder's Realtor, who has the Builder's best interest in mind. When you have a Realtor representing you, s/he is looking out for you and your interests first and foremost (well, that's what they should be doing).

Although working with a Builder and their Realtor may seem straightforward, you may be referred to lenders and others that have the Builder's best interests in mind, and not necessarily yours.

When my wife and I built our home in 2007-8 we had our own Realtor (before I became one).  We were lucky to have someone on our side to explain things that were in our best interest, negotiate more on many different items related to the home (price, dates, upgrades, allowances on how much we could spend on finishes, etc.).  In hindsight, would have ended up with less house for the same money had we worked directly with our builder's Realtor.

Home buying is a huge investment, and working with someone who is trained on the process, can negotiate on your behalf, and has your best interests at heart is a wise move - always.
